Certificate of Lawfulness:

An application for a Certificate of Lawfulness is usually made when you want to check that a development or particular use is lawful. The Certificates are obtained by an application to the Local Planning Authority or, if that fails, on appeal to the Government’s Planning Inspectorate accompanied by the relevant evidence.

A Certificate of Lawfulness can vastly boost the value of a property whether a house or a business. Once obtained the Council cannot change their mind as the Certificate has a statutory authority which cannot be revoked. After the Certificate is issued, the Council cannot take enforcement action on the matter.
